Mold vs. Mildew in AC Vents: How to Tell the Difference (And Fix It)

You look up at your AC vent and see it: black, fuzzy spots spreading across the metal slats. Panic sets in. Is that toxic black mold?

In Houston, this is a weekly call for me. The humidity here makes our air conditioning systems a perfect petri dish if they aren't maintained.

But before you burn the house down, you need to know what you’re looking at. Is it mold, or is it mildew? And more importantly, is it just on the surface, or is it rotting out your ductwork?

Here is how to tell the difference and how to fix it.

The Suspects: Mold vs. Mildew

People use these terms interchangeably, but they are different fungi with different severity levels.

Mildew

  • Appearance: Usually flat. Starts as a white or gray powdery coating. Can turn yellowish or brown over time.
  • Texture: Powdery or downy.
  • Smell: Musty, like damp socks or a wet towel left in a gym bag.
  • Location: Loves surface moisture. Often found on the outside of the vent cover where condensation forms.
  • Danger Level: Low. It’s an irritant, but usually easy to clean.

Mold

  • Appearance: Fuzzy, slimy, or raised. Colors range from dark green and black to red or blue.
  • Texture: Can be slimy or spongy.
  • Smell: Pungent, earthy, rotting odor. Stronger than mildew.
  • Location: Can grow deep inside the insulation, on the drywall around the vent, and inside the ducts themselves.
  • Danger Level: High. Mold eats organic material (drywall, dust, paper). It can cause structural damage and serious respiratory issues.

Why is it Growing on My Vents?

In Houston, it boils down to one thing: Condensation.

When cold air from your AC hits the warm, humid air of your house, water droplets form on the metal vent grill. It’s like a sweating soda can.

If that vent is covered in dust (organic food), and you add water (condensation), you get growth.

Common causes include:

  • Leaky Ducts: Drawing in hot attic air.
  • Dirty Filters: Restricting airflow and causing the system to run colder.
  • Oversized AC: It cools the house too fast without removing humidity.

The Fix: DIY vs. Professional

When You Can DIY (Surface Mildew)

If the growth is only on the metal or plastic vent cover and scrubs off easily:

  1. Take the vent cover down.
  2. Take it outside.
  3. Scrub it with a mixture of water and a mild detergent (or vinegar). Do not use bleach on metal—it can corrode it.
  4. Let it dry completely in the sun.
  5. Reinstall.

When You Need a Pro (Systemic Mold)

If you see growth extending into the duct boot, onto the insulation, or if the "dust" inside the duct looks fuzzy, stop.

You cannot wipe this away.

If you try to scrub mold inside a duct, you release billions of spores into your airflow. You turn a localized problem into a whole-house contamination event.

Our Process for Mold in Ducts:

  1. ** containment:** We seal off the affected vents.
  2. Negative Pressure: We put the system under vacuum so spores are pulled OUT to our truck, not into your room.
  3. Physical Removal: We use agitation tools to remove the colonized dust and debris.
  4. Sanitization: We apply an EPA-registered antimicrobial agent designed for HVAC use to kill remaining spores and inhibit regrowth.

Prevention is Key

Once it's clean, keep it that way:

  • Control Humidity: Keep indoor humidity below 50%. You might need a whole-home dehumidifier in Houston.
  • Change Filters: Dirty filters kill airflow.
  • Keep Fan on "AUTO": Never leave your fan on "ON". This recycles humidity back into the home when the compressor cycles off.
