After the Storm: What Houston Flooding and Humidity Do to Your Air Ducts
Every Houstonian knows the drill. The bayou comes up, the power flickers, and for a week afterward the whole city smells like a wet towel.

Why ducts are the last thing to dry
Ductwork lives in the two worst places in a Houston home: the attic (where roof leaks land) and, in older homes, under the slab or in the walls (where floodwater reaches first). Flex duct insulation soaks up moisture like a sponge, and there's no sunlight and almost no airflow inside a duct that isn't running.

The warning signs, in order of urgency
- Musty smell when the AC starts — the classic. The first blast of air pushes spore-laden air from the ducts into the rooms. If weird smells from your AC showed up right after a storm, that timing is not a coincidence.
- Visible water stains on ceilings near vents — water followed the duct run. Whatever stained the drywall wet the duct too.
- Allergy symptoms that spike indoors — post-storm mold spores behave like a year-round allergy season.
- Sagging or crushed flex duct in the attic — waterlogged insulation is heavy. Once flex duct sags, it holds condensation in the low spots permanently.
What actually needs to happen
If floodwater touched the ducts: cleaning isn't enough. Flex duct that took on floodwater generally needs replacement — floodwater is category-3 contaminated, and porous insulation can't be sanitized. Any honest company will tell you this instead of selling you a fogging treatment.
If ducts got humid but not flooded: professional cleaning with negative pressure, plus a coil inspection, handles it. The goal is removing the organic dust layer that mold feeds on before growth establishes. This is the common case after Houston's ordinary summer deluges.
Either way: run the AC, not the windows. Counterintuitive, but your AC is the best dehumidifier you own. Open windows in post-storm Houston humidity feed the problem.
The insurance note nobody mentions
If your home flooded and you're filing a claim, have ductwork inspected and documented before remediation closes out. Duct replacement is routinely missed in flood claims because nobody looked inside the attic. A dated inspection report with photos is cheap leverage.
Don't wait for the smell
The gap between "storm passed" and "house smells musty" is where the cheap fix lives. Cleaning a dusty, damp-exposed system this month costs a few hundred dollars.
