Do I need to be home during the cleaning?
Someone over eighteen needs to let us in and walk the house with us at the end, but you do not need to hover. Most customers work from another room or run errands once we are set up. We call before we arrive and again when we are wrapping up.
Is air duct cleaning loud or disruptive?
The vacuum runs at about the volume of a shop vac and is usually staged in the garage or outside. Inside, you will hear brushes moving through the ducts for a few minutes per room. Pets are best kept in a closed room away from the work area.
Do you clean ducts in apartments and townhomes?
Yes, with the property owner's or manager's approval. Townhomes with one system per floor are common in Midtown and the Heights and are priced per system. Apartments with a small fan-coil unit are quick and at the low end of our pricing.
What does a $49 or $99 'whole house special' actually get me?
Usually a technician with a shop vac who spends twenty minutes, then finds mold and quotes hundreds more. Real whole-house cleaning takes hours and equipment that costs more than the coupon. We publish our honest range up front so you can compare.
Should I clean the ducts before or after a renovation?
After. Drywall dust and sawdust get pulled into the returns during the work, and cleaning before it is finished just means doing it twice. Book us once the contractors are gone and the house has been through a final clean.
Can duct cleaning get rid of the smell of a previous owner's pets or smoke?
It removes the dander and residue that is holding the odor inside the ductwork, which is often where a lingering smell in a newly purchased home lives. Adding our sanitization treatment handles what cleaning alone cannot. Smoke soaked into drywall is a separate issue.
Do you replace or repair ductwork?
We reconnect loose joints and seal small gaps we find during a cleaning, and we replace crushed or damaged flexible runs when it is straightforward. Full duct redesign or replacement is a job for an HVAC contractor, and we will tell you if that is what you need.
What kind of filter should I use after the cleaning?
A pleated filter rated MERV 8 to 11 for most Houston systems. Higher-rated filters catch more but can restrict airflow on older air handlers. Change it every sixty to ninety days in cooling season, more often with pets.
Can you clean ducts under a slab or in a crawlspace?
Under-slab ducts, common in some older Houston neighborhoods, can be cleaned if they are intact. If they have taken on water or are collapsing, cleaning is not the answer and we will say so rather than charge you for it.
How far in advance do I need to book?
Usually a few days. Spring pollen season and the first hot weeks of summer are our busiest times, so booking a week ahead is safer then. Call in the morning and we can often offer a slot the same week.
How do I pay, and when?
Payment is due when the job is done. We take cards, cash and the common mobile wallets, and you get an itemized receipt showing what was cleaned. Commercial customers can arrange invoicing.
Is a brand-new house really dirty enough to need duct cleaning?
Often, yes. Builders rarely clean the ducts after drywall and flooring are finished, so the trunk line holds sawdust, drywall powder and insulation fibers from day one. A cleaning in the first year is the cheapest indoor air upgrade a new Houston home can get.
